How to Sell your Home Quickly

If your home is on the market, you’ll want to sell it quickly. The longer a house sits without an offer being made, the lower chance it’ll have of being sold at a fair price (or at least in the manner most fitting to its sellers). While many homes are sold quickly and at a price that pleases its owners, some aren’t- and if possible, it’s something to be avoided.

Here are some tips for selling your home quickly:

Start with the right price

If you ask a range of people what price you should set your house at, most will tell you to start with a high price that you can negotiate down from. The problem with this line of logic is that it’ll decrease the likelihood of generating interest from buyers in the first 30 days after putting the house on the market, which is the prime time for getting a sale. Setting a price that’s too high could actually lead to a lower sale price as a result, and should thus be avoided.

Provide information on the neighborhood

When someone is considering whether or not to move into a home, they’ll inevitably consider the surrounding area- safety, recreation, neighbors, and so on. Your listing should include information on the surrounding area that makes it a more appealing package for potential buyers, such as a high-quality public school system or proximity to attractions.

Time for a makeover!

Whether you choose to update your landscaping, add in new fixtures, or put on a fresh batch of paint, you’ll want to utilize low-cost strategies for making your home look more appealing to get it sold quickly. Look to current market conditions and fashion trends in modern houses for the right angle.

Show how rooms could be used

Many houses nowadays have rooms without an obvious role. If this trend applies to yours, consider providing a role for potential buyers, such as developing an office-type space.

Make it easier on potential buyers

If you’re better able to show your home at different times of the day/week, more people will have the opportunity to see your home and weigh its potential as becoming their own- it’s that simple.

Keep your home in tip-top shape, so that potential buyers can visit early in the morning, at night, and on weekends, with as little notice as possible. Leaving the house when potential buyers are around can help too.

Hit the major portals

While this would fall under the umbrella of work to be done by your realtor, it can’t hurt to make sure that your listing is on the major real estate portals, such as Realtor.com, Zillow and Trulia.

Social media is an incredibly useful tool for selling homes as well, so crafting a presence there can make all the difference in the world. Not only should your realtor make sure pictures of your home are being posted by their brokerage, but you (as the seller) should consider posting said pictures on your personal accounts as well.
